What's the first step to ordering a cabin or cottage?

The first step is a conversation — by phone, email, or in person at our factory. We'll learn about your project, your property, and your goals, then help you identify the right floor plan and series. Once you're ready to move forward, a $2,000 deposit reserves your build slot in our production schedule.

Do I need to visit the factory before placing an order?

No — but we strongly recommend it. A factory tour lets you walk active builds in progress, see the materials and construction quality up close, tour finished model units, and sit down with our team to answer every question. Most buyers find a tour is the fastest path to confidence and getting started.

How much is the deposit and is it refundable?

A $2,000 deposit is required to reserve your build slot. It is fully refundable within the first 30 days. After 30 days, $1,500 of the deposit is refundable. We want you to feel confident before committing — take the time you need.

How does the payment schedule work?

Payment is structured in two phases after your deposit. Half of your remaining balance is due 90 days before your scheduled build date. The remaining half is due upon completion of your unit. Delivery is scheduled once your account is paid in full.

What happens about 120 days before my build date?

Approximately 120 days before your build date, you'll complete a Customer Sign Off (CSO) — a formal review where you finalize your floor plan, all selected options, and pricing. This is your last opportunity to make adjustments at no additional cost.

⚠️ Changes made after the CSO incur a $300 administrative fee plus the cost of any material changes.

What's the difference between the Prestige Series and the Resort Series?

The Prestige Series is our premium log cabin line — full log-look exterior, granite countertops, stainless appliances, and covered timber-frame porches. It's designed for buyers who want a showpiece unit that commands top nightly rates or makes a statement on private property.

The Resort Series is purpose-built for campground and RV park operators looking for a high-return, lower-cost-per-unit option. Same quality construction, same materials — optimized for rental revenue and ROI.

What floor plans are available?

How large are your cabins and cottages?

All of our units are built on the Park Model RV platform, which is limited to 400 square feet of primary living space. This does not include porches or lofts, which can significantly expand the usable square footage and livability of the unit.

What comes standard with each cabin or cottage?

Every Green River cabin and cottage comes fully equipped and move-in ready — including appliances, HVAC system, cabinetry, water heater, plumbing, electrical, and interior finishes. Your unit arrives ready for utility connection. Specific inclusions vary by floor plan and finish level.

Can I customize my cabin or cottage?

Yes — and customization is one of the things that sets us apart from buying off a lot. You can select your exterior stain color, roofing material, countertop, flooring, appliances, and a wide range of options like fireplaces, lofts, screened porches, and more. We offer enough combinations to create thousands of unique configurations.

How energy efficient are your units?

Our Park Model RVs are built with insulated ceilings, floors, and windows — making them among the most energy-efficient structures in their class. This translates directly to lower operating costs for campground owners and more comfortable year-round use for private buyers.

Do you build Tiny Homes?

Yes. While there's no single federal or local classification for "Tiny Homes," most structures marketed as Tiny Homes are built on the Park Model RV platform — which is exactly what we build. Our cabins and cottages meet ANSI A119.5 Park Model RV standards.

What are your starting prices?

Our Resort Series cottages start at $58,900 factory-direct, and our Prestige Series log cabins start at $60,900 factory-direct. Final pricing depends on your floor plan selection, customization options, and delivery location. Request a free estimate for a precise number tailored to your project.

What does "factory-direct" mean for pricing?

It means you buy directly from the company that builds your cabin — no dealers, no middlemen, no markups. You get the builder's price, direct communication with our team throughout the build, and full visibility into how your unit is constructed. We do not sell through any dealer networks.

Is delivery included in the price?

Delivery is quoted separately and depends on your location. Setup costs are very affordable and are quoted upfront so there are no surprises — provide your zip code when requesting an estimate and we'll include a delivery figure in your quote.

Is financing available?

Yes. Financing is available through RV loans and personal loans. We work with financing partners who specialize in Park Model RV financing and can assist you in the application process. Download our credit application (PDF) to get started.

What warranty do you offer?

We offer a 1-year manufacturer's warranty on our cabins and cottages. Individual components — appliances, HVAC, etc. — also carry their own third-party manufacturer warranties. Your sales representative can walk you through specific warranty coverage for your unit's components.

Do you have inventory available for immediate purchase?

Yes — we maintain a selection of available inventory units that are ready sooner than a custom build. Check our inventory page for current availability, or call our sales office for the latest options.

Delivery & Setup

How does delivery work?

Once your cabin or cottage is complete and your balance is paid in full, we schedule shipping from our Campobello, SC factory to your site. It is the purchaser's responsibility to ensure the site is accessible for delivery — including clear access routes, adequate turning radius, and a prepared pad or foundation area. Delivery is subject to weather conditions.

What foundation or site prep do I need?

Park Model RVs are set up on an impermanent foundation — typically concrete blocks, leveled and anchored to the ground. They cannot be placed on a permanent foundation under current building codes. Your sales contact can advise on what's typically required; specific requirements vary by location and jurisdiction.

Do you handle Block, Level & Anchor setup?

We do not perform site work ourselves, but we can provide Block, Level & Anchor services through our trusted delivery partners. Ask about this option when coordinating your delivery — it can be included as part of the delivery arrangement.

Who handles permits and utility hookups?

Site preparation — including any required permits, utility connections (water, electric, septic), and pad or foundation work — is the responsibility of the purchaser. We build the unit; you prepare the land. Our team can advise on what's typically needed, and your local municipality will have the specifics for your jurisdiction.

What should I do to prepare my site before delivery?

Before your delivery date, ensure your site has: a cleared, level pad area sized for your unit, clear access routes with adequate width and turning radius for a transport vehicle, utility stubs in place (electric, water, sewer/septic as applicable), and any required permits approved. Bring any questions about access to your factory tour — we're happy to walk through it with you.

What is a Park Model RV and how is it classified?

A Park Model RV is a recreational vehicle built to ANSI A119.5 standards, limited to 400 sq. ft. of primary living space (not including porches and lofts). Unlike traditional homes, Park Models are classified as personal property — not real estate. This classification has significant advantages for campground operators, including simplified permitting and potential tax benefits in many jurisdictions.

Can I live in a Park Model full-time?

Park Models are designed and classified for part-time, seasonal use. However, some Tiny Home communities and RV parks do allow full-time residency depending on local zoning rules. Check with your local jurisdiction and any community rules before planning full-time occupancy.

Can Park Models be placed on a permanent foundation?

No. Building codes do not permit Park Model RVs to be placed on a permanent foundation. They must be set up impermanently — typically on concrete blocks, leveled and anchored to the ground. This is a standard requirement across jurisdictions and is part of what maintains the Park Model's classification as personal property rather than real estate.

Do I need a building permit?

Are there property tax implications?

Absolutely. Our cabins and cottages were originally sold exclusively to campgrounds and developers. Many campground operators find that a single well-placed cabin dramatically outperforms their standard tent and RV sites in revenue.

What kind of ROI can campground operators expect?

ROI varies based on your location, nightly rate, and occupancy, but campground operators who add rental cabins to their inventory typically see strong returns. There are also tax incentives available for Park Model RVs that can significantly improve your payback period. Can I order multiple units at once?

Yes, and many campground operators choose to phase their buildout — starting with a few units to establish demand and adding more over time. We can accommodate multi-unit orders and work with you on scheduling multiple build slots to align with your expansion plan. Volume pricing may apply.

What are the permitting advantages for campgrounds?

In most jurisdictions, adding Park Model RVs to a campground requires far less permitting than constructing traditional buildings. Because they're classified as recreational vehicles, they often fall under existing campground use allowances rather than requiring full building permits or variances. This makes them significantly faster and less expensive to deploy than site-built structures.
