How It Works

We Build the Cabin.
You Prepare the Site.

Green River Cabins & Cottages manufactures your cabin to your design specifications — but we are not a General Contractor. Any required building permits, site work, septic, well or municipal water hookup, electrical service, and other utilities are the responsibility of the cabin purchaser.

Since every county has different requirements, we recommend contacting a licensed General Contractor (GC) in your area or your local Building Inspection Department before you break ground. A GC can give you an accurate estimate and handle permitting and site prep on your behalf.

Many of our buyers begin preparing their site while their cabin is being built. Your drawings will include drop locations and hookup details to help you install utilities in the right positions from the start.

Buyer Responsibilities

What You'll Need to Arrange

Building Permits

Check with your county's Building Inspection Department for permit requirements before delivery. Requirements vary significantly by location.

Site Work & Foundation

Grading, clearing, foundation or piers, and any concrete work needed to receive the cabin at delivery are your contractor's responsibility.

Septic & Water

Well drilling, septic system installation, or municipal water and sewer connections must be in place prior to or shortly after delivery.

Electrical Service

Electrical panel, meter base, and service connection from your utility provider must be coordinated with a licensed electrician for your area.

Timing & Coordination

We recommend starting site prep while your cabin is being built. Your drawings include drop locations to help you plan hookups in advance.

General Contractor

Hiring a local GC is often the easiest path — they'll pull permits, manage subcontractors, and coordinate delivery with Green River on your behalf.
